Panduan Membeli Rumah Pertama

Perkara-perkara yang anda perlu tahu sebelum membeli rumah pertama anda

Langkah 1
Belajar sedikit tentang ilmu hartanah.
– Sumber banyak – free (Mr. Google) dan juga tak free (Kedai Buku)

Langkah 2 – Kaji Kewangan Anda
Ukur badan sendiri
– Kaji kewangan anda dan berapa banyak yang anda mampu untuk letak
– 1/3 daripada gaji atau pendapatan anda untuk rumah
– Contoh:- Gaji kasar Rm4000; Tolak (EPF, SOCSO, Zakat, lain-lain) tinggal RM3500; 30% daripada RM3500 = RM1050 boleh diperuntukkan untuk bayaran gadai janji rumah anda. Tentukan berapa downpayment yang anda mampu. Ada dua cara; kumpul bulan-bulan atau boleh guna akaun II KWSP anda. Untuk pembelian rumah pertama, anda boleh dahulukan deposit 10%.Boleh tengok akaun II KWSP. Ini akan tentukan jenis rumah apa yang anda mampu untuk beli.
Contoh:- Sekiranya target rumah idaman anda bernilai RM500,000, maka perlu ada sekurang-kurangnya RM50,000 di dalam akaun II KWSP anda.


Langkah 3 – Tinjau rumah yang anda ingin beli
Jenis-jenis rumah
1. Apartment
2. Kondominium
3. Rumah Teres
4. Rumah Semi-D
5. Rumah Bungalow
Apa itu freehold dan leasehold, sub-sale, new development, auction house (rumah lelong)
Freehold – Milik anda selama-lamanya sampai ke cucu cicit
Leasehold – Milik anda sampai 100 tahun saja kebiasaannya. Kena bayar premium untuk renew bila lease dah expired.
Sub-sale – beli rumah daripada orang lain (rumah second hand)
New development – Beli rumah daripada developer. Selalunya kena tunggu dalam satu ke dua tahun sebelum boleh duduk sepenuhnya.
Auction house (rumah lelong) – rumah yang dibeli daripada lelongan oleh bank

Langkah 4 – Pergi bank untuk tentukan jenis pinjaman yang anda layak
Tentukan jenis-jenis pinjaman bank
– Pergi 3-4 bank dan minta brochure tentang pinjaman perumahan.
– Bandingkan BLR dan juga tempoh perjanjian yang boleh diberi.

Langkah 5 – Tandatangan Perjanjian “Sales & Purchase”
Sekiranya dah jumpa dengan rumah idaman anda, selalunya bayar booking fee. Normal 2% daripada nilai rumah. Buat perjanjian Sales & Purchase dengan penjual ataupun developer jika projek perumahan baru. Ni kena bayar lawyer untuk drafkan. Bersedia untuk kos bayaran guaman dan juga stamp duty.

Jaga-jaga dengan kos-kos yang lain.
– Kos down payment 10%
– Bayaran guaman
– 6% Government Service tax
– Stamp duty agreement
– MRTA – jika tak disediakan sekali di dalam pinjaman perumahan

Sign Agreement dan dah boleh ambil kunci rumah daripada penjual. Kalau beli developer kena tunggu rumah dah siap baru boleh ambil kunci. Dah sign S&P, baru boleh try apply loan.

Langkah 6 – Ambil Kunci dan pindah masuk rumah
Bila dah dapat kunci, sila sediakan juga kos untuk renovate. Jika rumah baru paling kurang kena ada renovate basic seperti pasang grill, kipas dan lampu. Kalau ada bajet, boleh tambah lain-lain lagi macam cabinet dapur dan sebagainya. Kalau berpindah daripada rumah sewa ke rumah baru, jangan lupa allocate duit untuk kos sewa lori.
Akhir sekali, dah boleh masuk dan buat kenduri doa selamat atau house warming selamat.
